Zoning:

This property is too small for the current SR zoning.  SR zoning requires a minimum lot size of 144,000 sq ft.  This property is only 141,949 sq ft.   Rezoning or Variance is required for any construction.

 

Hostile Homeowners:

The surrounding homeowners are hostile toward any development of the property and protest any rezoning request, making it difficult for any development possibilities.

 

Zoning Blackmail:

The County wants the south section of this property and will not grant any rezoning requests unless the property owner “donates” the south section to the County for a Massingale Road right-of-way.

 

Hillside zoning:

The property has over 15% average slope, so strict hillside zoning restrictions apply to any development. 

 

Septic:

The laundry room was built partially over the septic tank.  The tank lid has deteriorated away and the tank is covered by sheet metal and dirt.  The location and condition of the guesthouse septic is unknown.

There is no sewer connection to the property.

 

Plumbing:

The water piping was installed in the early 50’s and is galvanized pipe. Galvanized electrical conduit was used for some of the water piping.  Several pipes have temporary patches where they have rusted away.

 

Taxes Due:

Back taxes are due.
